The Invisible Deadline

Most homeowners believe their project timeline is controlled by their architect or the council. They are wrong. In the Chilterns, your start date is governed by the biological clock of the local bat population.

The Golden Rule: If you miss the "Emergence Window," the council cannot legally grant you permission. You don't just lose a week; you lose a year.

"But surely a few wonky tiles won't stop a whole project?"
See the fallout of a real 2025 application below.

The Ecology Danger Zones

Month Range Status Required Action
May – August 🟢 ACTIVE Peak Survey Season. Optimal window for emergence testing. Get them done now!
September 🟡 CLOSING The "Emergency" Window. Extreme risk of missing the final survey cycle.
Oct – April 🔴 HIBERNATION The Dead Zone. Surveys are impossible. Projects are effectively stalled until Spring.

Note: Preliminary Roost Assessments (PRA) can be done year-round, but "Wonky Tiles" found in the Dead Zone will trigger a mandatory wait until May.
